Our portfolio was developed through acquisition of existing properties from some of America’s top corporations including Western Electric, Westinghouse, Mack Truck and A&P Stores as well as the United States Government. Through purchases such as these we have been able to assemble an industrial park in South Kearny of over 300 acres with approximately 5.5 million sq. ft. of prime warehouse and distribution facilities. In the year 2000 we continued to expand the South Kearny facility with the construction of a new building and we are planning future expansion on the land still available for speculative and build-to-suit projects.

River Terminal also assembled approximately 100 acres in Florence, New Jersey in the year 2000 with about 400,000 sq. ft. of prime warehouse and multi-tenant distribution facilities. We have made substantial improvements to the property and are excited about our growth potential that includes future construction to provide an additional 800,000 sq. ft. of buildings on this site.

We transformed our existing properties to feature new construction of high cube buildings along with using our expertise to convert properties that were suffering from being functionally obsolete, into state-of-the-art multi-tenant warehouse and distribution facilities. For example, a crane-way for government ship construction was reconfigured into one of the nations largest state-of-the-art liquor distribution centers.

A building that was once Western Electric’s corporate offices became a regional office for APL Limited, United States Post Office Remote Encoding Center, machine tool distribution center, corporate print facility and a Valley National Bank branch office.

We have a proven track record of excellent customer service as exhibited by a consistently high tenant retention rate over the last ten years. River Terminal takes pride in being able to adapt and accommodate our tenants’ needs. As tenants have grown their businesses our flexibility has allowed them to expand. Our on-site maintenance staff is a dedicated team that includes licensed plumbers and electricians and skilled masons, carpenters and roofers. They are available at all times for emergency repairs as well as routine maintenance.

Tenant relations and property management are handled daily by our professional administrative staff using state of the art computer systems.

We have developed and maintain a long-standing relationship with local Town and County Officials. We enjoy a leadership role in the South Kearny Industrial Association, which provides us with an open line of communication with the town’s administrative and elected Officials. Kearny is included as one of the states 26 Urban Enterprise Zones and we are active on the Kearny Urban Enterprise Zone Development Corporation. Our commitment to the overall community is reflected in financial support and active participation in civic, charitable, educational and cultural organizations.

We continually strive to keep abreast of changing business trends and to use our creativity to enhance our properties to meet the needs of businesses both large and small.
