Commitment to Customer Service
Many tenants have been with us for 10, 20 and even 30+ years. Our commitment to customer service is one of our greatest strengths and the reason for our high level of tenant retention. We build lasting relationships by providing tenants with facilities that meet their current and future requirements. River Terminal takes pride in being able to adapt, be innovative and accommodate our tenants’ needs. As tenants have grown their businesses our flexibility has allowed them to expand. Our on-site maintenance staff is a dedicated team that includes licensed plumbers and electricians and skilled masons, carpenters and roofers. They are available at all times for emergency repairs as well as routine maintenance.
Tenant relations and property management are handled daily by our professional administrative staff.
Our portfolio was developed through acquisition of existing properties from some of America’s top corporations including Western Electric, Westinghouse, and Mack Truck as well as the United States Government. Through purchases such as these we have been able to assemble an industrial park in South Kearny of over 170 acres with approximately 3.2 million sq. ft. of prime warehouse and distribution facilities. We continue to expand the South Kearny facility with the construction of new buildings and we are planning future expansion on the land still available for speculative and build-to-suit projects.
We transformed our existing properties to feature new construction of high cube buildings along with using our expertise to convert properties that were suffering from being functionally obsolete, into state-of-the-art multi-tenant warehouse and distribution facilities.
A building that was once Western Electric’s corporate offices has become a regional distribution center for Bimbo Bakeries, Comcast of the Meadowlands district office and a Valley National Bank branch office.
We have developed and maintain a long-standing relationship with local Town and County Officials. We enjoy a leadership role in the South Kearny Industrial Association, which provides us with an open line of communication with the town’s administrative and elected officials. Kearny is included as one of the states 32 Urban Enterprise Zones and we are active with the Kearny Urban Enterprise Zone Development Corporation. Our commitment to the overall community is reflected in financial support and active participation in civic, charitable, educational and cultural organizations.
We continually strive to keep abreast of changing business trends and to use our creativity to enhance our properties to meet the needs of businesses both large and small. We have obtained Foreign Trade Zone designation to benefit our existing tenant base and to make River Terminal a more attractive location. We installed rooftop solar power systems on several of our buildings that are capable of producing nearly 40% of the power supply for the complex. We believe our dedication to our existing tenants and enthusiasm for future growth makes us a very exciting company.
